The Empire hotel was just a nice on the outside as it was on the inside.  The building and the things around it were all very nice.

Bongo went for a ride on the nice fish (Mr. Jim told him they are really mammals, but they looked like fish), but they didn't swim very fast on the grass.

Bongo thought they would be able to go faster if they would swim in the water instead of the grass.
